Project Overview
GBA was responsible for the planning and civil engineering design of the Tonganoxie Business Park in Tonganoxie, Kansas. Spanning 240 acres and strategically located near I-70 on Leavenworth County Route 1 and Kansas 24-40, the business park offered prime highway access and promise of local economic opportunities.
The first phase of the project featured six lots, ranging from 2.5 to nearly 40 acres, with a total building area of approximately 1.6 million square feet. This diverse range of lot sizes accommodated buildings from 25,000 to 500,000 square feet.
GBA provided comprehensive planning and civil engineering services, including platting, site grading, street and storm sewer design, sanitary sewer systems and utilities. The team supported the project with thematic planning documentation, land planning and construction surveying. This effort was a collaboration with the City of Tonganoxie, Leavenworth County and the Leavenworth County Port Authority.
Notable design elements of the business park include:
- The preservation of native wetland areas through careful planning and design considerations.
- A stormwater detention system integrating an existing downstream wetland area.
Site preparation was executed in two phases, with the Phase One building pad completed in 2018. The project represented an approximately $5 million investment in grading, utilities and infrastructure.
