Project Overview
The former Brookridge Golf and Fitness Club in Overland Park, Kansas, is currently undergoing a monumental transformation into a 138-acre mixed-use development along Interstate 435. As the largest redevelopment project in the city’s history, this ambitious venture will offer an array of top-tier amenities and facilities. The development will feature 1.8 million square feet of office space, 2,076 residential units and 251,757 square feet of walkable retail space.
GBA is playing a crucial role in this project, providing comprehensive site development, environmental, traffic and surveying services. The first phase includes constructing a mixed-use retail and multi-family building with 317 units, integrated with a 452-space parking garage.
GBA’s expertise has been critical in developing civil engineering site plans and designing key infrastructure components such as mass grading, public and private street networks, storm sewers and sanitary main extensions. Additionally, GBA’s stormwater team revised approximately 4,600 feet of Indian Creek and 2,500 feet of Tributary No. 5, creating a Proposed Conditions model tailored to the site’s unique grading.
This multi-generational development in central Overland Park is thoughtfully designed with the community at its core. It will provide nearly two million square feet of Class A office space, premium urban living spaces catering to residents of all ages and a vibrant mix of retail, restaurant, entertainment and hospitality venues. A state-of-the-art cultural performance venue, set against the backdrop of a picturesque waterway, will enrich the community experience. Approximately 50% of the development is devoted to green space, including a signature 45+-acre publicly accessible park featuring promenades, forested areas, open lawns, fountains and miles of walking paths.
